Booking and Immediate Payment

The booking is considered effective and confirmed only upon immediate payment of the full amount of the stay. Payment must be made immediately at the time of the booking request, via bank transfer.
In the absence of immediate payment, the availability of the accommodation is not guaranteed and the request will be considered invalid. Once payment has been received, written confirmation of the booking will be sent.

❌ Cancellation and Changes

• Cancellation within 14 days before arrival: full refund of the amount paid, via bank transfer within 2 working days. The guest must provide bank details (IBAN, account holder, possible BIC/SWIFT).
• Cancellation after 14 days: no refund provided.
• No-show: the full amount paid will be retained.
• Changes to the booking (dates, number of guests, extra services) are possible up to 7 days before arrival, subject to availability and confirmation by the owner. Price variations may apply.
• Exceptional cases (serious illness, documentable emergencies): a personalized evaluation may be requested for partial or total refund. The final decision rests with the owner.

  
  🕒 Check-in and Check-out
  – Check-in: from 3:00 p.m. to 8:00 p.m.
  – Check-out: by 10:00 a.m.
  Different times can be agreed in advance, subject to availability.
  
  

  🏠 House Rules
  – Smoking inside the property is prohibited.
  – Pets allowed only upon request and prior confirmation.
  – Parties or events are prohibited without authorization.
  
  

  🔐 Responsibility
  The owner is not responsible for theft, loss or damage to persons or property during the stay.
  Guests are required to carefully keep keys and personal belongings.
